Lodging Policies
Deposit Policy
*Condominiums/Townhomes: $250.00 or 25% which ever is
greater per reservation
*Homes: $500.00 or 25% which ever is greater per reservation
Initial deposit is due at time of booking by major credit card. Final payment, including taxes, is due 45 days in advance of arrival in Winter or 30 days in Summer. Pioneer Ridge Management reserves the right to cancel any reservation without notification if deposit or payment dates are not met.
Security Deposit
A Security deposit for nightly rentals will be a credit card authorization of $200.00 for a condominium/townhome and $500.00 for a home that will be taken at check-in.
Cancellation Policy
If cancellations are received 45 days prior to arrival or before final payment is made, the deposit amount of $250.00 for condominium or townhome or $500.00 for a home will be withheld. If the cancellation is received after final payment is made or less then 45 days prior to arrival, full payment will be withheld.
Reservation changes
Changes made (45 days in winter – 30 days in summer) or less prior to arrival will be subject to a $100 change fee. Length of Stay: We cannot refund any monies should you decide to shorten your stay. Availability of lodging will determine if your stay can be extended.
Travel Insurance
Even the best planned vacation can be interrupted due to illness or other personal circumstances. Optional travel insurance can be included with your reservation. Travel insurance is non-refundable once it has been purchased. We highly recommend that you purchase travel insurance; as we are unable to vary from our cancellation policies. Premium equals 6.5% of lodging, tax and fees, and is due at the time of booking in addition to initial deposit.
The maximum trip length which Travel Insurance covers is 180 days.
Travel Insurance is not available for those who live outside of the United States, Canada, and the United Kingdom.

Checking In & Checking Out
All guests shall check-in and check-out at the Pioneer Ridge Management Office located at 1355 S. Lincoln Ave. Steamboat Springs, Colorado, 970-871-7831 / 888-672-6938. Check-in is no earlier than 4:00 P.M. and check-out is no later than 10:00 A.M. Although we try to have every unit ready by 4:00 P.M. during busy times there may be delays. Room Keys
Only a certain number of keys are allowed per unit, depending on the size of the unit. GUESTS MUST RETURN ALL KEYS TO OUR OFFICE AT TIME OF CHECK-OUT. If a key is lost, stolen or accidentally taken home, we require a key charge of $25.00 per key to be paid by the guest at check out or will be deducted from your security deposit.
Hot Tubs
There are times when hot tubs and pools are closed for cleaning and maintenance. There are no refunds if a unit’s hot tub or pool is out of service.
Lost and Found
Pioneer Ridge Management is not responsible for the loss of money, jewelry, or valuables of any kind. All items left behind by any and all guests are the sole responsibility of the guest. If you feel that you may have left an item behind, please call us so that we can search for it. If your item is found, we will have it shipped to you via UPS at your cost. All items not called about or claimed within 2 weeks will be donated to a local charity.
Special Request
All special requests are subject to availability. Each condominium, townhome and home is individually owned. Therefore, views, décor, furnishings and bedding type may vary. We will make every effort to honor your special requests but cannot guarantee them.
Provisions
Quoted lodging charge excludes state and local taxes and resort fees. Taxes and resort fees are subject to change without notice. Pioneer Ridge Management reserves the right, without liability, to substitute equivalent accommodations at the same or lower rental rates. Pioneer Ridge Management makes no warranties nor assumes any responsibility with respect to the following:
- Delays or cancellations of any public or private transportation of guest to and from home location to Steamboat Springs, Colorado.
- Mechanical failure, high winds, destruction, strikes, shortages of power, acts of God or any other condition of all or part of the Steamboat Ski Area.
- Any policy or action or program of the operation of the Steamboat Ski Area or any other recreational facility in Steamboat Springs.
- Injury to person or damage or loss of property unless caused by negligence or willful act of omission by agents or employees of Pioneer Ridge Management.
